Avida Residences
Avida Residences is a residential development on Dubai Islands conceived as an architectural environment where well-being, spatial calm, and daily living are intrinsically connected. Designed by Sneha Divias Atelier for IQUNA Properties, the project approaches housing as a restorative framework rather than a purely functional container.
The architectural concept is rooted in the belief that space can actively support physical and mental balance. Architecture, interior design, and wellness programming are integrated into a cohesive system that encourages slower rhythms of living within an urban context. Spatial organisation, light, and materiality are treated as primary tools for creating continuity and ease.
The building responds to its coastal setting through fluid form and layered articulation. Undulating balconies and soft contours echo the surrounding landscape, while overhangs and integrated greenery provide shade, depth, and environmental moderation. Full-height glazing strengthens the relationship between interior spaces and the exterior, allowing daylight and views to shape everyday experience.
Interior spaces continue this dialogue with nature through a restrained palette of stone, European oak, textured plaster, and muted mineral tones. Subtle curvature softens transitions between spaces, while layered lighting supports different states of activity and rest. Materials are selected for their durability and sensory qualities, allowing surfaces to age naturally over time.
Shared amenities are organised around a balance between movement and stillness. Wellness areas, rooftop spaces, and communal lounges are embedded within the architectural layout, offering opportunities for activity, contemplation, and social interaction without disrupting privacy or spatial clarity.
Avida Residences proposes a model of residential architecture in which well-being is embedded within form, material logic, and environmental response. Design is positioned not as spectacle, but as a calibrated system that supports continuity, longevity, and daily restoration.
