To the northwest, the Wagenareal is bordered by the heavily trafficked Grubenstrasse. The former wagon factory rises above it on a kind of elevated plateau. Fitted between Grubenstrasse and this plateau, the private Wagenstrasse leads up to the upper level, overcoming the difference in elevation.

Of the old wagon factory, the head building is preserved as the Wagi House. Two new elongated building volumes—the Lauben House and the Roof Garden House—complement it. In its longitudinal extension, the Roof Garden House adopts the footprint of the former wagon factory. With its restrained height and articulated roof structure, the volume responds to the fine-grained building structure of the southern neighborhood.

Through its history and presence, the Wagi House forms the center of the new ensemble and serves as a place of identity and encounter for the entire district. Thanks to minimal interventions and a careful, gentle renovation, the character and atmosphere of the old building are preserved both inside and out. Another important link to the neighborhood is the district square located between Wagenstrasse and the Wagi House, offering a wide range of possible uses.

The new ensemble is introduced by a newly created city square at the foot of the Wagenareal. The head of the Roof Garden House, the Lauben House, and the residential and commercial building to the west define the spatial enclosure of the square.

The s’WAGI development is dedicated to intergenerational rental housing. A broad range of apartments and diverse housing typologies address the varied needs of residents of all ages.

s’WAGI is the first project in Schaffhausen to meet the objectives of the SIA Energy Efficiency Path (SIA 2040), thus making an important contribution to achieving the goals of the 2,000-watt society.
