The orientation of the future DonauTower at the intersection of Südliche Ringstraße and An der Arena marks the urban development situation at the intersection with its differentiated height development.
The open space concept makes an important contribution to creating a prestigious address and enhancing the attractiveness of the new headquarters of Volksbank Raiffeisenbank Bayern Mitte eG. The open spaces offer employees and visitors high-quality, varied areas for relaxation and recreation, both at ground level and on the intensively designed roof areas.
The existing tree population is an integral part of the design. The row of hornbeams bordering the property and the tree square at the intersection, which was raised by transplanting large trees, were preserved, secured and integrated into the overall design. A functionally coordinated juxtaposition of paved and partially sealed areas characterises the future square-like entrance and the adjacent walkway areas.
The roof areas of the 1st and 6th floors will be developed as intensively greened retention roofs with recreational areas. A multifunctional greening structure with high water storage capacity, including a retention irrigation level, has been planned. The integration of the bank's own bee colonies and bee hotels contributes to strengthening biodiversity and sustainability.
The creative use of ‘green islands’ as a recurring motif brings the roof terraces together to form an independent unit that shapes the identity of VR-Bank. Seating and reclining areas frame the plant islands and complete the quality of the space. The use of native, multi-stemmed four-season trees and shrubs gives the open spaces a human scale and invites visitors to linger.
The management of rainwater was given central importance. Rainwater retention from standard rainfall events and heavy rain was implemented on the property and on the roofs. Roofs and open spaces function as multifunctional retention areas, and rainwater cisterns are used for irrigation of the open spaces. Controlled drainage of surface water during exceptional heavy rainfall events was provided for and partially directed into infiltration basins. Rainwater from the paved areas and roof surfaces of the 1st and 5th floors is retained by the installation of a retention roof and, during heavy rainfall events, is throttled and allowed to seep away on the property.
