La Mazzoni

La Mazzoni is a residential development on Al Marjan Island in Ras Al Khaimah, conceived by Dewan Architects + Engineers as an architectural response to the meeting of land and sea. The project draws from the fluid threshold between sand and water, translating this moment of transition into a calm, sculptural form shaped by continuity rather than monumentality.

The building’s curved geometry establishes a measured rhythm along the coastline, allowing the architecture to engage its maritime context without dominance. A restrained material palette of white aluminium, glass, ceramics, and timber is used to register light, shadow, and atmosphere, reinforcing a quiet dialogue between form and environment.

The massing subtly references the mountainous landscape of Ras Al Khaimah, abstracted into a composed architectural language that balances solidity and openness. Landscape and architecture are conceived as a single system, with circulation unfolding through courtyards, water elements, and gently flowing paths that soften the boundary between interior and exterior space.

A defining element of the project is the parametrically generated façade, developed through an in-house design process. The undulating balconies introduce variation within a coherent system while contributing to shading and environmental performance.

The residential programme includes apartments, duplexes, chalets, and penthouses, unified by a focus on proportion, spatial clarity, and connection to the surrounding landscape. Shared amenities, including wellness facilities and a rooftop pool, are integrated as moments of pause within the overall architectural sequence.

La Mazzoni proposes a model of coastal living shaped by restraint, continuity, and contextual sensitivity, where architecture, landscape, and daily experience are closely intertwined.
