Renovation and development of an apartment building in Zürich
The property at Bäckerstrasse 10 is located in the inner-city area of Zurich, just a few minutes' walk from the main train station. Located in the heart of a mature neighborhood with direct proximity to recreational areas such as the barracks and the Sihl River, the residential building, dating from 1894, combines urban density with a high quality of life. Although not listed, the five-story building with its historicist façade significantly shapes the character of the street.
A feasibility study is investigating the spatial and functional development of the building, which last underwent a complete renovation in 2004. The goal is the careful modernization of the existing apartments and a moderate densification through additional, compact residential units per floor – for example, for weekly residents.
The floor plan studies emphasize clear, structured spatial sequences and make efficient use of existing space. The concept is complemented by an in-depth analysis of the attic. Expansion, taking into account the neighborhood preservation zone, was considered, but remains within narrow limits due to legal and economic constraints.
At the heart of the design concept is a restrained, finely coordinated color and material concept. Oiled oak parquet flooring laid in a herringbone pattern, ceramic tiles and coordinated colors create a contemporary atmosphere that blends the existing with modernity. The design respectfully reinterprets the existing façade structure—for example, through targeted adjustments to windows and parapets—thus strengthening the building's architectural identity.
