Lindner Group Assumes Central Project Responsibility for Major Terminal 3 Project at Frankfurt Airport
Terrminal 3 , Frankfurt, Germany
Terminal 3 at Frankfurt Airport, one of Europe's largest privately financed infrastructure projects, opened in April 2026. With a gross floor area of approximately 403,000 m², the state-of-the-art terminal complex offers capacity for initially around 19 million passengers annually. The first expansion stage comprises the check-in hall, the main terminal building, Piers G, H, and J, as well as two new stations for the Sky Line train. In a later expansion stage, the realisation of Pier K is possible, increasing the capacity to approximately 25 million passengers annually.
General Contractor in Pier G
At Pier G, the Lindner Group assumed the role of general contractor as part of a joint venture, responsible for approximately 50 % of the total contract volume. In addition to technical and commercial project management, planning, coordination, as well as the delivery and installation of all fit-out trades including facade, roof, and exterior facilities fell within the scope of responsibilities. Using lean management methods and digital project control (BIM), the fit-out was implemented on schedule and to high quality standards despite a construction period of only 31 months.
Pier G is the first completed pier of Terminal 3. With a gross floor area of approximately 55,000 m², it comprises a head building with 22 check-in counters, security controls, arrival and departure areas, as well as retail spaces. This is complemented by the approximately 375-meter-long pier shaft with boarding gates and generous lounge areas.
A special technical solution is the ceiling system with Y-shaped baffles developed by Lindner, which integrates all technical building equipment. The fold-down system meets high requirements for cooling, acoustics, ease of maintenance, and structural engineering, designed for seismic zone 1.
As part of the overall measure, the connecting corridor between Pier G and the main terminal building was also realised as a complete fit-out.
Further Deployment in Various Building Sections as Specialist Trade
In addition to its role as general contractor in Pier G, the Lindner Group was active in numerous other areas of Terminal 3 as a specialist trade contractor.
In the technically demanding check-in hall in Building 600, Lindner developed a self-supporting cross-grid cassette ceiling for the large spans, whose elements were installed using a crane vehicle. This was complemented by integrated chilled ceilings with special louvers in the check-in hall area, as well as interior facades, high-quality shop closures, and raised access floor systems, partially with integrated underfloor heating.
In further central terminal areas such as the main terminal building, the baggage claim hall, and the marketplace, Lindner assumed extensive fit-out work. These included fire protection and inactive metal ceilings, heated and chilled ceiling systems, supplementary fire protection work, door systems, door portals, high-quality wooden doors, metalwork services, as well as interior facades and shop closures. In the marketplace and individual retail spaces, Lindner was also responsible for the complete shop fit-out.
In Piers H and J as well, Lindner installed modern, newly developed heated and chilled ceiling systems and carried out supplementary metalwork and fire protection work. In the Passenger Transport System (PTS) building at Terminal 3, Lindner realised metal ceilings, metalwork, raised floors and hollow floors, drywall partitions, and gypsum plasterboard ceilings.
Terminal 1
For over two decades, Lindner has also been active at Terminal 1. As part of the PTS connection to Terminal 3, special ceilings in louvered construction as well as extensive metalwork were realised.
For the redesign of Terminal Hall A, Lindner assumed the installation of ceiling systems as well as the shop fit-out. Particularly noteworthy is the VIP Lounge in Building 222, equipped to five-star standards: ceilings, walls, exclusive floor coverings, wallpapers, tiles, glass showcases, handrails, as well as high-quality doors and sanitary areas create a luxurious, comfortable ambiance for travellers.
