Houses by the Mill
The houses are part of the mill development plan, which primarily aims to preserve the mill and restore the mill complex. This is made possible by more intensive use of the land section on Sternenbergstrasse, originally used for agricultural purposes, with buildings of high architectural quality that are well integrated into the townscape and landscape.
The three buildings are oriented east-west and positioned perpendicular to the slope. This preserves the permeability of the site on the south side, towards the fields and the forest. Access is from Sternenbergstrasse, leading to the covered parking spaces with service rooms and then to the patios and entrances of the houses. The ground floor is divided into entrance, living, and dining areas by the central open staircase and the guest WC. Floor-to-ceiling glazing with an adjoining balcony in the living room opens up views to the east into the garden. The single-flight staircase leads to the spacious landing of the upper floor with direct access to all three bedrooms and the bathroom. Thanks to the hillside location, the garden-facing room in the basement also gets ample natural light. The basement, patios, and stairwell are constructed of solid masonry, while the other rooms and floors are built using prefabricated timber elements with ventilated facades made of glazed three-layer panels.
The well-thought-out room layout and the simple, honest construction methods made it possible to build houses with good quality living space at reasonable prices. Sustainability in terms of resource use is ensured through the careful consideration of room areas and sizes, the use of untreated materials, and the inclusion of an environmentally friendly pellet heating system that also provides hot water.
