Located at 15 Leonard Street in Tribeca, New York City, this boutique residential building transformed a former garage site into new housing within a neighborhood defined by historic warehouses and cobblestone streets. The Turett Collaborative (TTC) developed a contemporary residential architectural expression that responds to the surrounding context through proportion, scale, and material choices, while maintaining a distinct identity. An insulated channel glass facade gives the building a memorable presence on the street and brings a soft, luminous quality to the elevations.

The building includes six residential units designed to maximize natural light and support durable, high-quality urban living. TTC provided architectural design consultation and interior design services from concept through construction administration, guiding early studies and design development, coordinating with structural and MEP engineers, and presenting the project to the NYC Landmarks Preservation Commission. Within the constraints of a dense urban site, the design balances clarity and performance with a refined material palette suited to long-term residential use.

The result is a well-crafted, contemporary addition to Leonard Street that feels grounded in its Tribeca setting while offering a distinctly modern approach to living.
