The Florenc21 project envisions the development of a city block within a larger masterplan — a contemporary reinterpretation of Prague’s urban fabric in dialogue with its historical and architectural layers. The goal is to redefine the skyline not by breaking with tradition, but by extending it into the future through an architecture that fuses historical identity with innovation.

The masterplan introduces an open urban block with public arcades, green terraces, and a lush inner courtyard. Materials such as brick and recycled aluminum reinforce durability while anchoring the project to the local context. Florenc21 stands out for the quality of its shared spaces: a communal kitchen, co-library, relaxation areas, community hubs, digital connectivity, and smart services.

Located at a strategic junction of the city—just minutes from the center, the airport, and major stations—the complex is conceived as a reference point for sustainable living. Its energy strategy includes all-electric buildings, low-inertia radiant systems, mechanical ventilation with heat recovery, green roofs, and integrated photovoltaic panels.

The architectural structure itself embodies innovation: the spatial organization of the apartments generates volumetric shifts resolved by a hybrid, invisible structural grid that ensures visual lightness and residential flexibility. Timber, including prefabricated elements, is employed in parts of the construction.

Florenc21 aspires to become an urban icon for Prague: an architecture that is both distinctive and communicable. The project also anticipates the development of a dedicated visual identity—extending to customized objects and communication campaigns—to amplify its symbolic impact within the city.
